The c. 29-acre Site comprises a mix of buildings, hardstanding, and greenfield land within the Green Belt and will require significant asset management with a number of tenancies and licences in place. In the medium to long term, the Site provides a number of exciting redevelopment options including residential, retirement, logistics, or film studios use.

Planning permission was initially obtained for phase one of this development comprising 160,000 sq ft of B8 (Storage & Distribution) on this Green Belt Site in Hertsmere on the basis of it forming Previously Developed Land.
We have subsequently gained outline planning permission across phase two to deliver a total of 320,000 sq ft of logistics floorspace across the entire site based upon Very Special Circumstances to outweigh the harm/impact on the Green Belt.

The scheme proposed a sensitively designed layout for much-needed new housing in a sustainable location whilst making sufficient use of brownfield land.
